Think about what you want in a renter. Will they be paying utilities or will utilities be included? What if they want their living space to be a drastically different temperature? Will you allow pets? What if they burn incense or leave rotting food around? If they break something, who pays for it?

This is what he has done in the years since. Harmful and counterproductive enough that the NAACP gave him an award for it.
