Bleak question, but can we expect more affordable housing once the boomers depart this earth?

Do y'all expect a movement towards Pied-a-terre taxes to help with housing affordability anytime soon?

can anybody explain why all this new housing is being built in my area (at least 5 houses torn down and townhomes erected on my block alone) but my rent went up >20% in the last couple years? I’m constantly told that this will drive rent down but that is not what me and my neighbors are experiencing
edit: for context this is in tampa

Is household formation (getting married, having kids) correlated with housing affordability?

I made peace - Of course i'm thinking about it - but not much. I can just not now (yet). So this would just be wasted cognitive energy for me? At least that is how i feel about it.
I don't really think there is life after dead? BUT i would love to to have some kind of karma thingy so, people who are not good to other people ON PURPOSE have to explain themself on SOME level :D

Are there indicators that can forecast if the cost of homes in the market will be going down, by how much, and same question for bubbles?

I also took it for granted :) Thats how our brains work. If you can take a moment now - and appreciate it more? That would be a win in your book :)

Nascent may have been the wrong word. I have my masters in composition. An opera lab is an organization that workshops newly written works

Did you per chance ever meet or work with Herbert von Karajan?
Going by the recordings I own, he's one of my favorite conductors but I've heard he was... sometimes difficult to work with.

Seeing Einstein performed live was a life-changing experience. Progressed through perplexment, boredom, analysis, hypnotism, and eventually sheer ecstatic unity with the music. A very meditative and intense process.

Friend of mine assumed that and it ended up being cancer, the office just forgot to call and tell him his PSA was way up. Was a much harder recovery a few years later than it would have been. Call and check!

Asking the real questions. All opera is a little alien to me, but Einstein is so deliberately weird that I kinda like it and could maybe even grow to love it.

Weclome! Since you mentioned Bernstein, I'll ask a nagging question I have regarding him. Whenever I think of Bernstein, I think of music performed at a frenetic pace. Recordings on which he was the conductor always seem to be the shortest-version options for any given piece. Do you know why this was? What was behind his choice of very rapid tempi? Thank you!

Hello from San Diego! I would very much appreciate a local performance of Wagner's Der Ring des Nibelungen in whole. I know that's quite an undertaking. What do you think the chances are of such a performance happening here?
