I'd love to help, but I don't really need a website for anything...

Why not find some local businesses that have no websites, or bad/old websites and make new ones for them.

You can source photos/menus/testimonials/packages/products/etc etc from other review websites and social media. Supplement with stock photos where you have to.

Then go pitch your services to these businesses, with most of the work already done. Build your business and portfolio simultaneously, make some money, learn a bit about selling your services professionally.

He had the choice of a living wage with healthcare and stable housing? You sure about that?

Because median household income in Newark is $41k, or about $20 an hour. Median per capita income is $22k. Most people are making minimum wage ($14/hour) and you know that doesn't include health coverage. And half of people make less than that.

So yeah, I can completely understand why and how people get into situations where they make bad decisions. When the choice is being evicted, starving, dying without insulin, and robbing someone, I see why that last choice can seem like the only option.

But hey, YOU are doing great in life, so fuck him I guess.

As someone who works in cannabis planning, this is going to court if the dispensary's lawyer is worth anything.

2 reasons cited for denial: offensive sign imagery and proximity to a church.

The applicant clarified the images were illustrative and not proposed, and that no such illicit images would be used.

The city has the ability to include a buffer from sensitive uses (e.g. churches) for cannabis uses. The fact that this was at the Planning Board and not the Zoning Board indicates that there is no buffer / they comply with it.

Therefore, the cited reasons for denial are not based in variances from the zoning code, so there is no basis for the denial.
