They will probably fly directly in from their bases. The F15s are from Western Mass and the 35s are from Burlington, Vermont. Not a long flight time for either of them

To give you a constructive answer.
Anything that is downtown will be fine. At this point you're sort of in a "take what you can get" phase. It'll be pricey I'm sure. There are buses out to the starting line early in the morning. It's much better to do that then look for something way out in the suburbs and then have to get BACK there after the marathon when he's tired and there's no organized bus or whatever.

Are you asking for a hotel near the Hopkinton marathon start? If so, I don't think there are many hotels in the area close enough to get to the starting line without using a car. Instead, the vast majority of people stay in Boston and take the BAA provided shuttles to the start line: https://www.baa.org/races/boston-marathon/enter/transportation. That way, when you're done running, you don't have to worry about how you'll get back to your hotel all the way back at the start line.

I put up the shades in my helicopter. That way when I fly over traffic i dont get startled by how many other populations there are.

I would highly recommend starting your practice at home. Youtube has an absolute wealth of instructional content across various levels and requires no monetary investment aside from a few essentials you'll need anyways (e.g. blocks, mat, maybe some resistance bands).
Commercial gyms especially engage you into predatory contracts that have ridiculous cancellation requirements, such as exit fees, coming in person to cancel (i.e., no online cancellation). As someone who is just beginning your journey in self care, try to focus on the fun in the fundamentals. Once you feel as though you've outgrown the confines of the space you've built for yourself, start to branch out and explore more options!
Edit: Yoga with Adrienne is the first stop for many folks, but don't stop there! Calisthenics is a fantastic supplement to yoga that requires, at most, a doorframe pull-up bar and maybe some paralleletes.

Sounds like BS to me. Landlords can't charge a broker fee unless they are actually a broker. Even if they are a broker, this situation shouldn't call for a fee. I would push back on that. You should only be paying first, last, and security.

Just speculating but it looks like most game day flyovers come over the Green Monster from the north. If that's the case, I'd say the Mass Ave bridge (southbound side, facing west) is a safe bet for a wide view, but probably not a direct flyover. Along the Esplanade on the BU side near the dock, or MIT side near boathouse / dirt path, could be good spots as well.
