If you are moving to downtown JC why not take the PATH to WTC and transfer to the E? The PATH ride from Exchange place to WTC is about 6 minutes. And the E is right next to where the PATH lets out - it's a very quick transfer. If the E doesn't work for you you can get to many other subway lines via a short underground walk.
I don't know why anyone would want to take a bus from downtown JC to the city - this commute sounds like torture and makes zero sense. As I'm sure you know, the bus lanes into the city are via the Lincoln Tunnel - do you know how long it would take a bus to get from downtown JC to the Lincoln Tunnel?
Downtown Jersey City is across from lower Manhattan, so it's easier to get to lower Manhattan. Hoboken is across from midtown Manhattan, so it's easier to get to midtown Manhattan. If you are insistent on taking the bus, you should look into the Heights, which is also across from midtown Manhattan.

The 119 and 125 make lots of stops on their way to PABT. There's also the 123, which starts at Christ Hospital on Palisade Ave and goes north to PABT from there.
If you live downtown, going up to JSQ to catch these buses doesn't make a lot of sense. It'll be faster and cheaper to take PATH to the city and transfer to the NYC subway if you're going farther uptown. There are a few 126 buses that start/end at Hamilton Park in downtown JC if that helps.

In my experience, if you decide to end your lease early, your landlord is required to put the apartment on the market and try to find new tenants. If they do, you’re golden. If they don’t, you’re on the hook for the lease. I’m betting that in JC, they won’t have a problem finding a new tenant

being able to cycle to manhattan in 15 minutes instead of waiting 20 minutes or more for the path on weekends would be actually pretty cool

Rumba's Cafe on Central in the Heights has parking; a lively place usually full with diverse clients. People can choose whatever they want during lunch times. If too crowded, just take out coffee and food to nearby Washington Park and enjoy the fresh air.

I am not saying you are wrong in a sense. But it’s not that people don’t want to work. But people are tired of being exploited.
Real wages have not gone up for decades for most. Yet workers are being more productive than ever before for less.
My friend has a good job for a huge medical hospital system. But Management is driving them hard to do about 11 to 13 hours of work in a 8 hour shift. She is getting burnt out.
Inflation has been used by corporations to line their pockets with record profits while increasing prices for most goods.
McDonald’s can afford to raise wages and many other corporations as well. It’s just corporate and greedy investors don’t like sharing the trough with the peasants.
The economy isn’t in a weird place. Late end capitalism is real Ugly and people are tired of being slaves.
How is it that a few decades ago, you could afford a house, a car, maybe even college…. by working at a grocery store or working at the post office?
Oh those poor folks who have to sell their franchises. So many of them underpaying their workers for decades. At least they helped the workers apply for welfare. And made sure they didn’t work too many hours… so they weren’t required to give them benefits.

If only there were these doors that existed that could be installed to prevent people from going onto the tracks. Like a sliding door that only opened when the train door opened.
