Best I can do is automated warehouses that don't provide jobs but do increase property values, and thus rent and taxes, substantially. And maybe a Walgreens, CVS and Rite Aid, all right next to each other.

There ain't none. Take it from someone whose lived here for 20 years et as etudier le francis pour sept ans. Les Americans ne parlez pas francais en New England. You would have better luck in Quebec I am afraid. If there are any towns in NE that speak french, it would be a small minority such as my French professor who emigrated from France to teach it here.

I'm in Merrimack where the train goes right by. Couple times a week. Unpredictable schedule. Well, it's not 'regular.' More in the fall and winter when they're running coal to Bow.

Admittedly, the only things I like about golf are the shirts and the carts, but goday’aaaam, 36 holes and it’s been sold? Safe to say it’s not because golf courses are too expensive to maintain/run (given the other courses this family owns).
Warehouses or condos…better yet, warehouses with condos on the top floor!

Its funny, I can't say for sure because I don't count them, but I feel like there's been a lot more lately, or at least I hear a lot more of them. When I was a kid in the early 90s they used to come through all the time, we'd get stuck waiting for them to cross Granite St. Then for quite a long time you never saw or heard them. But in the last year or so I hear them pretty often, sometimes even more than once a day. It's really nice.

Freight trains, unfortunately don't really run on a schedule. You can follow various CSX groups, such as Facebook's CSX Northern New England or CSXT's New England Region Sightings to get some ideas. I try to catch them going through Exeter and they're totally random, it seems.

Upvoting to help you find some good people for your group. It's a bit of a drive for me. I just moved to Lakes Region looking to make friends who are into board games and trivia. I've never played D&D but would be interested in learning.

You'll run in to more french speaking people in northern NE but that's about it.
Why not just go to Canada? Getting a passport isn't much of a hurdle and it'll open the door to more interesting travel.
