Our home was in that state in mid 2020 when the guy bought it, rehabbed it and sold it to us. It's a brand new house from the brick walls in. I think he put about $130,000-170,000 into it with everything he did. He had a crew who did everything. We have a dugout, finished basement, main floor and second floor. 3BR, 3.5 bath. Fenced back patio (concrete) with everything new to code. Tore off formstone, tuck pointed, the brick, added a 2-story addition onto the back of the home. Basically he did the classic East Bmore Flip that's happening on every street around us.
I will say he had a tougher time then because he was doing this during the pandemic while the housing market was insane. So getting appliances and materials was really difficult for him. He actually did everything right structurally and mechanically with better-than-contractor-grade finishing spec'd throughout. My father is an engineer and has been a home inspector for 30+ years and said this place is a lot better than most of the flips he's seen.
So, ours was probably on the upper end of that range. I'd guess $155-170k for the total renovation.

And claiming that the baseline expectation that everyone pay their fair share is "burning hatred" is dishonest. Especially to me, considering I do live with Hopkins - and many of their employees - in MBY. So spare me that bullshit.

The two are not mutually exclusive and employment taxes are not property taxes; Hopkins, as an institution, does pay above-median income jobs and they do not shoulder their share of the infrastructure resources they consume. I'd say maybe a third of my neighbors work for Hopkins at the Medical Campus about 4 blocks away. And yes, some of them do make good money. Those are the same people who can detail exactly how Hopkins consumes massive amounts of city resources through extensive real estate holdings while not contributing their share of that that tax base. It's true of most non-profits with large real-estate holdings. Having employees is not some get-out-of-Tax-free card.

They had a brick and mortar location in The Hanover bar. 3440 S Hanover St, Baltimore, MD 21225
But I'm not sure what's going on with that. It might be that because it's winter he's not doing it. I usually call the number on their FB and ask if they're open on where they are. (this is where it gets complicated and Drew has expressed his exasperation in keeping the business going)

Q39 are really good. Probably my favorite of the "new guard" of KC BBQ. I'm still partial to the OGs personally -- Bryants (always my favorite), Gates, LCs, and OKJoes. Smoking Swine is really really good BBQ!!! Seriously the only place here that I can honestly say I crave. The hours can be hard to figure out so definitely call them to see if they're open. Drew's had a tough go the last couple years but he is one of the first people I met here and one of the best, kindest, hardest working people I've met. That place deserves all the love.

Right on. I’ve lots of friends in Austin still. I always say for brisket Austin is king. For everything else, especially Burnt ends, KC is Thee Best.
I will say, Smoking Swine in Bmore has some of my favorite bbq outside KC or ATX.

I moved here from the Midwest (KCMO) and find Baltimore the closest to a friendly, sincere, earnest midwestern city of any city along the East Coast I’ve been in. I’ve toured the US a lot and spent a lot of time in ATX, east coast and west coast. Outside of Austin I’ve found Baltimore the friendliest outside the midwestern cities.

I mean, the people who robbed you have the same ethnicity as the majority of the people who live in the city where it happened. The people who will help you recover your sense of safety after this are also probably going to be the same ethnicity as the majority of the city where that part happens. That's just a function of math, not race. None of the isms are gonna help with the trauma.
From the perspective of another runner; don't ever run with your wallet. Even before I moved here I used to run in a secluded, wooded and safe area in the midwest and never carried a wallet or phone or earbuds. Honestly, the less you can run with the safer you are -- not just from robbery but from all kinds of randomness. The closest I've ever come to being mortally harmed on a run is when a giant deer running at full speed nearly obliterated me head-on on a trail because I glanced down at my watch instead focusing ahead on my route.

There has not even been a single complete calendar year since Texas passed their open carry law. This article is looking over a period of months, not years. So how does this illustrate violent crime declined when they haven’t had even a single a calendar year of data to look at? In multiple other states — including my home state — violent crime has increased since passage of open carry. More importantly, in states with open carry the violent crime rate is higher than the national average. In any event, assuming correlation is causation is s fallacy in either direction.

I don’t know where you got that information but this is false. Open carry states do not get safer after OC passes. I lived in an open carry state for years before and after the law passed. Violent crime increased after the open carry law was passed. The same happened in Florida after SYG passed.

Citizens of Maryland are not barred from defending themselves from "all this crime and such" under DTR law. That's an alarmist canard cooked up by the ILA and other lobbyists who want to make it easier to sell more guns.

This is dishonest revisionist history. The NRA-ILA flatly claimed that the Florida SYG Law "deters would-be murderers, rapists and robbers" and that "more guns, less crime."
The claim that SYG was not meant to combat crime, that "the only thing that stops a bad guy with a gun is a good guy with a gun" and it was only meant to "empower [certain] people to defend themselves" is belied by the proponents' own statements. It's also false to presuppose that a right to self defense is only guaranteed by SYG. Maryland law provides for the defense of self or others including use of deadly force. You don't need a SYG law to defend yourself.
All objective evidence shows that Stand Your Ground laws increase homicides and, when combined with racial bias, results in the killing of Black Americans.

No.
I lived decades in a SYG state. Stand your ground is a law that is written for everyone but demonstrably not adjudicated for everyone.
It is ineffective in combating crime. It perpetuates the false narrative that "Second Amendment rights" are somehow universal when we know only "certain people" are actually afforded those rights in SYG cases. These laws were cooked up by lobbyists for specific people in order to to resolve the fact that they oversold gun technology that makes it easier to take a human life than to walk away from a conflict or retreat from a threat. It's one of the most toxic threats to the sanctity of human life Americans have codified in decades and in practicality it only applies to people privileged by class and/or color.

If you're in the industry and doing total kitchen remodels for under $25k then please share your company name and the photos of your work. Otherwise, it sounds like your sub-$25k kitchen remodels are not something you're willing to stand by.
